Key takeaways

  • Show up every day. It doesn't have to be perfect, it has to be steady.
  • Be where your buyers are. For international buyers, that is mostly Facebook.
  • Pick one colour and one style, and use them everywhere.
  • Share your expertise in your own words. Clients choose you for who you are.
  • Treat your social media as your online business card.

Being easy to find online is no longer a nice extra for agencies on the Costa Blanca. It's where buyers get their first impression of you. So what makes them notice you, trust you and get in touch? Here are five tips that don't need a big budget, just a steady approach.

1. Be consistent

Like with most things, consistency is key. It's as simple as it sounds.

What allows top athletes to perform at the highest level? How do new companies grow? Consistency. It doesn't have to be perfect, but it does matter that you show up. That's how you stand out.

An agency that is visible every day is associated with reliability. A brand feels trustworthy when it's top of mind: people see it often, and it sticks. Think of the fast-food ads along the motorway. You notice them even when you aren't trying to. Every contact moment plants a seed, until the brand feels like the obvious choice.

That is how marketing works. And no, it doesn't come from one good post or one beautiful video. It comes from being there. Every day.

In a world where so much happens online, being easy to find matters. Do it in a way that is structural and that fits you.

2. Choose the right platform

You can use many platforms to be visible online. Which ones work best depends on where your audience is, and on which one you enjoy using yourself. Consistency needs a routine that suits you, because that's the only way you'll keep it up.

  • Facebook. In our experience, this is number one for agencies on the Costas. The largest group of international home seekers is on this platform, and it has countless groups. Expats and people moving abroad find each other there. Almost every country, region and province has a group where people share expertise, meet and ask for help.
  • Instagram. Follows, mainly for photos and videos. Text is shorter here and gets read less.
  • TikTok. A younger audience, and good for video. It has to fit your brand and your brand strategy. Viewers are rarely buyers yet, but it can add to your brand identity.
  • YouTube. All about video. If home tours fit your brand, it's a nice addition you can refer to. Your direct audience, however, isn't usually on the platform itself.

3. Be recognisable

You can be visible every day and choose your platforms well, but without your own branding it won't do much. People should recognise you straight away.

Some brands have such a strong identity that certain colours are linked to them immediately, even in a different context. Studies on colour and symbol associations have shown that people connect them to brands almost instantly. Big or small, brand identity matters.

Even one colour, carried through everything you put online, makes a difference: your website, your logo, and even the style and colour of the emoji you use in your texts. It brings order, professionalism and, above all, recognisability.

TipNot sure where to start? Choose one main colour and use it in every post for the next month. Then see how it feels.

4. Share your knowledge

Some people see sharing knowledge or successes as bragging. As in "look at me". We'd suggest looking at it differently.

You're good at your job. Can your clients see that online?

That is the number one question to keep in mind. Not to boast, and not to make things look better than they are, but simply to reach the right people. If they don't know you exist (or what you know), they can't find you.

So share your expertise. You know more than you think. Because it feels obvious to you, you don't always realise how much you know. Take someone in the Netherlands who has just started looking for a home in Spain. They have no idea that buying in Spain works very differently. In the Netherlands, you buy a home through the agent who has that specific property on their books. In Spain, you go to an agent, and that agent can sell you practically any home. That makes the personal click and trust between you and your client even more important.

TipNot sure what to share? Write down the five questions clients ask you most often. Answer one per post.

Share in your own style and in your own words, because clients choose you for who you are. It doesn't matter how many other agencies there are. You stand out by being yourself, and we're convinced that's what attracts the right people.

5. Build trust

As mentioned, you build reliability by being present consistently. And yes, this is a skill of its own. Selling homes is one thing. Getting that across online is another area of expertise. The good news: once it's set up well, it takes far less effort to keep going.

So set up good branding, choose colours and a style that suit your agency, show up every day, pick your platform and share your knowledge.

That's it. Don't make it more complicated than it is.

It's a shame to see social media as something you do on the side. Your online visibility is just as important as your offline presentation, and maybe more. When people walk into your office, they should get a feeling straight away. Treat your social media in the same way. It's your online business card, and it's where people spend much of their time these days. So you'd better make it a good place to be :)
