How to use AI as a real estate agency in Spain (and how not to)

More and more agency posts sound and look the same, and AI is a big reason why. Here is where AI really saves you time, and where it costs you credibility.

Key takeaways

  • Use AI for first drafts, translations and planning.
  • Always rewrite it yourself. Your own voice is what sets you apart.
  • Never edit property photos in a misleading way.
  • Keep client data out of public AI tools.
  • Always check facts about rules and costs yourself.

AI is everywhere, and you can see it in what agencies post: more and more posts sound the same. They don't just sound the same, they look the same too! It seems easy, but it's also a trap. In this article you'll read where AI really saves you time as a real estate agency in Spain, and where it costs you credibility.

AI is an assistant, not a replacement

AI is useful. Want to develop a new idea or need someone to bounce thoughts off? AI is a good sparring partner. It's quick with first drafts, structure and translation.

What it can't do is convey your experience, your region and your personality. And that is exactly why clients choose you. Want to know more about what makes your expertise stand out? Read our guide on showing your expertise online.

How to use AI in your real estate agency

Write property descriptions faster

Let AI make a first draft based on your own notes, such as the location, the special features and the feel of the property. Then rewrite it yourself.

TipAlways give AI your own keywords and impressions. "Write a property description" gives you a generic text. "These are the five things I noticed during the viewing" gives you something you can actually use. The more personal input you give, the more of your personality comes back.

Translate for international buyers

This is a big advantage on the Costas, because you can reach Dutch, German or Scandinavian buyers in their own language. Do have important texts checked by a native speaker, or at least by someone who speaks the language well.

Get ideas and plan your content

Use AI to collect content ideas, set up a monthly plan or group the questions buyers ask most often. We share more in our article with 15 social media content ideas for real estate agencies in Spain.

Get help with time-consuming tasks

Think of summaries, draft emails, a first version of answers to frequently asked questions and structuring your notes. It's dull work, but taking it off your plate frees up time, and that is what AI is ideal for. Use it to support you, not to replace your own voice and personality.

How not to use AI in your real estate agency

Letting AI write everything

AI texts are getting easier to spot: the same words, lots of exclamation marks and no real substance. If your posts sound like those of every other agency, you stop standing out. So share in your own words, as we explain in tip 4 of our article on getting more leads as a real estate agency on the Costa Blanca.

Editing property photos in a misleading way

Making a sky a little bluer or virtually furnishing a room is fine, as long as you say so clearly. Removing cracks, adding a view or making the garden bigger is absolutely not. A buyer who feels deceived at the viewing is lost, and they will tell others. Reliability, remember?

Pasting client data into AI tools

Names, addresses, passport details and financial information of clients don't belong in a public AI tool. Keep it general, or anonymise the details.

Trusting AI's facts blindly

AI can confidently give wrong information about taxes, buying costs, permits or regulations. Always check this kind of information against an official source, or with a gestor (administrative agent) or abogado (lawyer), before you share it as fact.

Use AI to save time, not to lose your voice

The agencies that handle AI most smartly use it to win time, not to lose their own voice. Spend that time on what AI can't do: talking to clients, getting to know properties and building trust.
